Editor's Note: The Zoning Map is on file in the Township offices.
Where uncertainty exists as to boundaries of any district as shown on said map, the following rules shall apply:
A.
District boundary lines are intended to follow or be parallel to the center line of streets, streams, and railroads; and lot or property lines as they exist on plan of record at the time of the adoption of this chapter, unless such district boundary lines are fixed by dimensions as shown on the Zoning Map.
B.
Where a district boundary is not fixed by dimensions and where it approximately follows lot lines, and where it does not scale more than 10 feet from the lot line, such lot lines shall be construed to be such boundaries unless specifically shown otherwise.
[Amended 11-16-2009 by Ord. No. 224]
C.
In unsubdivided land or where a district boundary divides a lot, the location of such boundary, unless the same is indicated, by dimensions, shall be determined by the use of the scale appearing on the map.
D.
The limits of any floodplain district boundary shall be determined by the requirements listed in Article XVIII of this chapter.
[Amended 12-16-2019 by Ord. No. 271]
In case of any uncertainty, the Board of Supervisors or the Planning Committee shall interpret the intent of the map as to location of district boundaries.
In unsubdivided land where a district boundary line divides a lot held in single and separate ownership, the following rules shall apply:
A.
The use in a less-restricted district may extend over the portion of the lot in the more-restricted district, a distance of not more than 50 feet beyond the district boundary line, providing such extension does not exceed the frontage of the less-restricted district along a street.
B.
The frontage of the less-restricted district may extend over the portion of the lot in the more-restricted district a distance of not more than 50 feet beyond the district line, providing a special exception is granted by the Zoning Hearing Board.
