Special exception uses. The Zoning Hearing Board is authorized to grant special exceptions for uses specified in § 200-45 for applications meeting the following criteria:
The manner, location, and hours of operations and
of deliveries to the premises shall be compatible with the daily cycle
of active and quiet periods associated with any adjacent residential
uses.
Conditional uses. The Board of Supervisors is authorized to grant conditional uses for uses specified in § 200-45 in accordance with Article XVII, §§ 200-109, 200-110 and 200-111.
Sewer and water facilities. All development in Institutional
Districts shall be served by central water and sanitary sewer facilities
acceptable to the Board of Supervisors and subject to the approval
of the Pennsylvania Department of Environmental Protection or its
successor agency and the appropriate municipal authority providing
water or sewer facilities.
Natural and landscaped areas. All portions of a tract
not occupied by buildings and required improvements shall be maintained
as landscaped areas consisting of natural environmental features and/or
planted vegetation.
Permanent open spaces: design standards. Permanent open space to be provided in accordance with certain sections of this article shall comply with the design standards and other requirements for permanent open space contained in Article V.
Intent. The intent of the INS Institutional District
is to provide appropriate locations and development standards for
a wide range of types of institutions. Uses in this District may expect
employees and clients from throughout the region; suitable locations
for these uses should be limited to sites on arterial and major collector
roads, easily accessible to regional highways.
Permitted uses. Uses are permitted by right, as special exceptions, and as conditional uses in INS Institutional Districts in accordance with § 200-45.
Intent. The intent of the NS Neighborhood Schools
District is to provide appropriate locations and development standards
for public elementary and high schools and neighborhood-oriented schools
similar in function and curriculum to public elementary and high schools
where more intensive or more general use would be undesirable. The
regulations that apply within the District provide for institutions
of limited size that primarily serve nearby residents, affording opportunities
for pedestrian access to local services and minimizing vehicular trips.
Development in this District is intended to be compatible with that
in adjacent residential areas.
Permitted uses. Uses are permitted by right, as special exceptions, and as conditional uses in NS Neighborhood Schools Districts in accordance with § 200-45.
Intent. The intent of the C Cemeteries District is
to provide appropriate locations and development standards for interment
of the remains of humans and small domestic animals.
