Upon completion of construction of a sanitary
sewer in accordance with aforementioned agreements and specifications,
a deed of dedication to the Township for the sewer lines shall be
submitted by the developer to the said Township, together with a certificate
from the contractor, evidencing payment of all labor and material
costs, and receipt for inspection charges.
A.
Conditions. The Township shall have no obligation
to take over and make public any street or other improvement unless:
(1)
The improvements as shown on the approved record plan
or lot location plan have been determined by the Township Engineer
to be constructed in conformance with standards, and approved plans
and the improvements have been found by the Board of Supervisors to
be satisfactorily installed.
(2)
It is established to the satisfaction of the Board
of Supervisors that there is a need for the improvements to be taken
over and made public.
(3)
A maintenance agreement and security providing for
maintenance by the developer of all streets or other improved area
offered for dedication. Improvements shall be maintained in acceptable
condition by the owner for a period of 18 months after acceptance
of dedication by the Township.

(4)
The Township has legal right of access to the area
being dedicated.
B.
Acceptance. The Township shall have no responsibility
with respect to any street or other improvement, notwithstanding the
use of the same by the public, unless the street or other improvement
is accepted by ordinance or resolution of the Board of Supervisors.
