It is the purpose of the controls contained within this article to provide special regulations for particular uses which may, under certain conditions, be conducted within the various zoning districts. Each section has particular controls and requirements which must be satisfied before the conditional uses are permitted; and it is the intent of this article that these particular controls and requirements are additional to those imposed by Article X, Site Plan Review.
A. 
Submission.
(1) 
The applicant shall submit to the Zoning Officer a completed zoning permit application in accordance with the procedure in § 370-86, including a sketch, plan or survey as required by the Zoning Officer.
(2) 
The Zoning Officer will determine if a zoning permit can be issued or whether Planning or Zoning Board approval is required.
(3) 
If approved, a zoning permit will be issued. If denied, the applicant may submit an application to the applicable approving authority, as directed by the Zoning Officer.
A. 
Permitted uses.
(1) 
Places of worship, including churches, synagogues, temples, or chapels.
(2) 
Religious education buildings, but not parochial schools.
(3) 
Recreation buildings when accessory to worship activity.
(4) 
Residences when related to worship activity, such as parish house, manor, or convent.
B. 
Area and bulk regulations. All area and bulk regulations of the prevailing zoning district shall apply with the following exceptions:
(1) 
The minimum lot size shall be one acre; however, if the sanctuary shall have space for more than 500 persons, one additional acre shall be required for each additional 100 persons or portion thereof in excess of 500.
(2) 
The minimum building setback, side yard and rear yard shall be 50 feet.
(3) 
The maximum lot coverage shall be 70%.
A. 
Permitted uses.
(1) 
Public schools.
(2) 
Parochial schools.
(3) 
Private nonprofit schools.
B. 
Area and bulk regulations. All area and bulk regulations of the prevailing zoning district shall apply with the following exceptions:
(1) 
The minimum lot size shall be based upon the following minimum standards for school sites:
(a) 
Elementary: 10 acres.
(b) 
Junior high: 20 acres.
(c) 
Senior high: 35 acres.
(d) 
In addition to the above acreage, there shall be one acre of land for each 100 students.
(2) 
The minimum building setback, side yard and rear yard shall be 100 feet.
(3) 
The maximum lot building coverage shall be 30%.
A. 
Permitted uses.
(1) 
Bed-and-breakfast in accordance with the definition herein and in N.J.A.C. 5:70-1.5.
B. 
Area and bulk regulations. All area and bulk regulations of the prevailing zoning district shall apply.
C. 
Supplemental regulations.
(1) 
Parking shall be accommodated on the lot(s) on which the bed-and-breakfast is located.
(2) 
The external appearance of the structure shall remain residential in nature.
(3) 
The use shall not interfere with other uses permitted in the zone in which the property is located.
(4) 
One off-street parking space shall be provided for each rental unit plus two required spaces for the residence of the person conducting the establishment. Additional parking shall be provided for employees. A reduction in the number of rental units may be required if the impacts of the parking cannot be mitigated.

Permitted uses.
(1) 
Personal and repair services.
(2) 
Professional and business offices.
B. 
Area and bulk regulations. All area and bulk regulations of the prevailing zoning district shall apply.
C. 
Supplemental regulations.
(1) 
The area used for the practice of a home occupation shall occupy no more than 25% of the total floor area excluding basements and attics of the practitioner's dwelling unit.
(2) 
Parking shall be in accordance with § 370-63.
(3) 
No person other than a resident may practice the occupation.
(4) 
No more than one person shall be employed by the practitioner of the occupation to provide secretarial, clerical or other assistance.
(5) 
No manufacturing, repairing or other mechanical work shall be performed in any open space.
(6) 
No activity shall be conducted in such a way that noise, odor, dust, vibration, electromagnetic interference, smoke or any radiation of any kind shall be noticeable at or beyond the property lines.
(7) 
No storage of materials or products in any open areas shall be permitted.
(8) 
No advertising signs are permitted.
