As used in this chapter, the following terms
shall have the meanings indicated:
FULL BASEMENT
A basement shall be required for all manufactured homes,
which construction shall include either a block wall of ten-inch-minimum
blocks or an equivalent strength for a poured wall with a minimum
height clearance of seven feet.
MANUFACTURED HOME
A dwelling unit fabricated on or after June 15, 1976, in
an off-site manufacturing facility for installation or assembly at
the building site, bearing a seal certifying that it is built in compliance
with the federal Manufactured Housing Construction and Safety Standard
Code. It is not intended to define a modular home which is built in
compliance with the New York State Uniform Fire Prevention and Building
Code pursuant to Article 18 of the Executive Law.
MANUFACTURED HOUSING CONSTRUCTION AND SAFETY STANDARDS CODE
Title IV of the 1974 Housing and Community Development Act
(42 U.S.C. § 5401 et seq) as amended (previously known as
the federal "Mobile Home Construction and Safety Act"), rules and
regulations adopted thereunder, which include Department of Housing
and Urban Development (HUD) approved information supplied by the home
manufacturer and regulations and interpretations of said Code.
MOBILE HOME
A transportable structure built prior to June 15, 1976, the
effective date for the federal Mobile Home Construction and Safety
Act of 1974, larger than 320 square feet, and designed to be used
as a year-round residential dwelling.
The construction and occupation of a manufactured home is subject to Chapter
120 of the codes of the Town of Holland.
The following specifications are required of
manufactured homes constructed and occupied within the Town of Holland:
A. Have at least 960 square feet of space in a double
or multiple-section unit. The exterior measurement as confirmed by
the manufacturer of the home shall not be less than 24 feet in width.
The entire design must be submitted in full as per the manufacturer's
plans, and the square footage may not be created with site built additions.

B. Be placed on a full basement.
C. Have utilities connected in accordance with manufacturer's
specifications or the ANSI/NFPA 501 A Installation Standards and New
York Fire Underwriters and Building Codes.
D. Have siding materials of a type customarily used on
a site-constructed residence as follows:
(1) Residential horizontal aluminum lap siding.
(2) Residential horizontal vinyl siding.
E. Have roofing materials of a type customarily used
on a site-constructed residence as follows:
(1) Fiberglass shingles on a roof pitched according to
the design specifications of the shingles.
(2) Shake shingles on a roof pitched according to the
design specifications of the shingles.
(3) Asphalt shingles on a roof pitched according to the
design specifications of the shingles.
