*Editor's Note: The Town Board granted
the following powers to the Planning Board by resolution:
On 7-27-1954, the Town Board resolved
that the Town Planning Board of the Town of Cortlandt be and it hereby
is authorized and empowered, pursuant to the provisions of §§ 276
and 281 of the Town Law, to approve plats showing such new streets
or highways within that part of the Town outside of the limits of
any incorporated city or village, and be it further resolved that
the Town Clerk be and he hereby is instructed to immediately file
with his certificate a certified copy of this resolution with the
County Clerk of the County of Westchester.

On 1-17-1956, the Town Board resolved
that whereas, under § 277 of the Town Law, entitled "Approval
of Plats: Additional Requisite," the Planning Board, in its discretion,
may provide, before the approval of a plat, that all streets or other
public places shown on such plats shall be suitably graded and paved
and that street signs, sidewalks, streetlighting standards, curbs,
gutters, street trees, water mains, sanitary sewers and storm drains
or combined sewers shall be installed, all in accordance with the
standards, specifications and procedures of the appropriate Town departments,
or, alternatively, that a performance bond sufficient to cover the
full cost of the same, as estimated by the Planning Board, be furnished
to the Town by the owner. Now, therefore, be it resolved that the
Planning Board of the Town of Cortlandt is hereby granted all powers
under § 277 of the Town Law in relation to additional requisite
in approving plats.

On 4-7-1959, the Town Board resolved that
the Planning Board of the Town of Cortlandt be and it hereby is given
additional powers and controls as set forth under § 281
of the Town Law; said authorization being, in particular, with regard
to the planned commercial and industrial development of the unincorporated
areas of the Town of Cortlandt.
