These regulations shall be in effect after their adoption by the Planning Board and approval by the Town Council, as provided by law.
These regulations may be amended by the Planning Board, provided that the same procedure is followed for such amendment as in the case of their original adoption and approval.
A. 
A twelve-foot-wide driveway, which may be reduced to ten (10) feet on hardship, at the discretion of the Planning Board, of stone screening, three (3) inches thick, topped with a two-and-one-half-inch thickness of asphaltic concrete, shall be installed to furnish access from the paved street or roadway to a parking area and/or garage situated on each lot.
B. 
Each driveway shall be placed on a properly prepared subbase six (6) inches thick.
C. 
Standard curb cuts shall be placed at the street curb.
A. 
Each and every developer shall be required to reimburse the Town for engineering services required for checking and inspection of the installation of all utilities, pavement, drainage, etc.
B. 
Layout. The developer shall:
(1) 
Furnish accurate line and grade stakes for all construction operations involving site improvements.
(2) 
Maintain accurate field checks to ensure correct placement, according to approved line and grade, of all roads, curbs, structures, monuments and engineering works of whatsoever nature prescribed by these site improvement specifications.
C. 
Plans.
(1) 
As-built drainage plan. Upon the completion of the catch basins, manholes and piping, the developer's engineer or surveyor shall file with the Town Engineer a plan showing the proposed and as-built elevations at catch basins, corners, top of manholes and all pipe inverts in catch basins, manholes and at the recharge basin headwall. Proposed and as-built gradients shall also be noted. This plan shall be approved before the curbs in this drainage area may be started.
(2) 
As-built curb plan. Upon the completion of curb construction and before any road work is started, the developer's engineer or surveyor shall file with the Town Engineer a plan showing the proposed and as-built curb elevations and the location of the curb in relation to the property line. The plan shall show the proposed elevation opposite all grade stakes used in construction of the curbs and the as-built elevations at these stations.
(3) 
As-built water and sewer plans. Where water mains and sanitary sewers are installed, upon completion, the developer's engineer shall file with the Town Engineer an as-built plan showing all details of construction as built.
(4) 
Map size. As-built plans shall be prepared in dimensions of twenty-two (22) inches at a scale of fifty (50) feet equal to the inch, or larger, in order to conform to previously filed plan sizes.

By Local Law No. 5 of the Year 2003, the Town of Cortlandt has adopted the Compact Plan, as amended from time to time, as a statement of policies, principles, and guides to supplement other established land use policies in the Town. In its discretionary actions under this subdivision code, the reviewing agency should take into consideration said statement of policies, principles and .guides, as appropriate.
