A.
Except as hereinafter provided, no building permit shall be issued for a building or change of use or enlargement of any building or use unless a site plan is first submitted and approved in accordance with the Land Development Ordinance and no certificate of occupancy shall be given unless all construction conforms to the approved plan.
B.
Temporary certificates of occupancy.
(1)
The Planning Board may authorize the issuance of temporary certificates of occupancy for good cause shown, and, furthermore, the Chief Construction Official shall be authorized to issue a temporary certificate of occupancy for any nonresidential development for a period of time not to exceed 180 days. Temporary certificates of occupancy shall be issued only for the following exterior site improvements:

The time period of a temporary certificate of occupancy issued by the Chief Construction Official shall be extended only by an action of the Planning Board of Egg Harbor Township.
C.
All volunteer fire companies and ambulance and rescue squads of the Township of Egg Harbor shall not have to satisfy site plan requirements.[1]
