For the purpose of this chapter, certain words and terms used herein are defined as follows:
ARTERIAL STREETA street intended primarily for use by through, fast or heavy traffic.
CONDITIONAL APPROVALApproval of a preliminary plat subject to conditions set forth by the Planning Board.
CUL-DE-SACA vehicular turnaround at the end of a dead-end street.
DEAD-END STREETA street or a portion of a street with only one vehicular traffic outlet.
DEVELOPERAny person, firm, corporation, partnership or association who shall lay out for improvement any tract of land either for himself or others.
DEVELOPMENT PLANSDrawings depicting the construction details as outlined in the Subdivision and Land Development Regulations of the Village of North Haven.
EASEMENTAn authorization established in a real estate deed to permit the use of land by the public, Village or others for specified uses. To be complete, it must properly describe the parcel and the use and be accepted by the Village Board of Trustees and be recorded with the Suffolk County Clerk.
FLAG LOTA lot in a flag shape, composed of a strip of land, which shall not be less than 40 feet in width throughout, used for access from a public or private street, leading to a larger generally rectangular building area to be used for one residence and/or permitted accessory buildings or uses.

LOTThe unit or units into which land is divided, either as undeveloped or developed sites, regardless of how they are conveyed. "Lot" shall also mean parcel, plot, site or any similar term.
MEAN HIGH WATERFor each location, the nearest, most recent determination by the National Oceanic and Atmospheric Administration (National Ocean Survey) and shall be the listed elevation above mean low water as shown in the publications entitled "Tidal Bench Marks."
MEAN LOW WATERFor each location, the most recent determination by the National Oceanic and Atmospheric Administration (National Ocean Survey) and shall be 0.00 feet. All references shall be to the nearest listed tidal bench mark.
MINOR STREETA street intended to serve primarily as an access to abutting properties.
MONUMENTA marker placed in the ground by a licensed land surveyor which is used as a reference point in the delineation of property lines.
OFFICIAL MAPThe map established by the Village Board under § 7-724 of the Village Law showing the streets, highways, drainage systems and parks theretofore laid out, adopted and established by law and any amendments thereto adopted by the Village Board or additions thereto resulting from the approval of subdivision plats by the Planning Board and the subsequent filing of such approved plats.
PLANNING BOARDThe duly constituted Planning Board of the Village of North Haven.
PLATThe map showing the subdivision of land, in accordance with the Subdivision and Land Development Regulations of the Village of North Haven, to be recorded in the Suffolk County Clerk's office.
PRELIMINARY PLATPreliminary drawings prepared by a registered land surveyor indicating the proposed manner of development, showing the information required by the Subdivision and Land Development Regulations of the Village of North Haven.
SKETCH PLANA pre-preliminary submission of a proposed subdivision showing the information specified in Article
IV of this chapter to enable the subdivider to save time and expense in reaching general agreement with the Planning Board as to the form of the layout and objectives of these regulations.
STREETA vehicular travelway between right-of-way lines, including but not limited to roads, avenues, lanes and boulevards.
STREET PAVEMENTThe wearing surface or exposed surface of the street used by vehicular traffic, constructed in accordance with Village of North Haven Construction Standards.
STREET WIDTHThe distance between right-of-way (property) lines on opposite sides of a street.
SUBDIVISIONThe division of land into two or more parcels, plots or lots, whether or not such division creates new streets. (The transfer of a parcel of land less than 100% of the minimum zoning requirements to the owner or owners of contiguous property for addition to an existing lot is not considered a "subdivision.")
VILLAGE ENGINEERA civil engineer licensed and registered by New York State as a professional engineer in the employ of, under contract to or otherwise retained by the Village of North Haven to render engineering services.
VILLAGE PLANA comprehensive plan for development of the Village, prepared by the Planning Board pursuant to § 7-722 of the Village Law, which indicates the general locations recommended for various public works, places and structures and for the general physical development of the Village of North Haven, and includes any part of such plan separately adopted and any amendment to such plan or parts thereof.
