A. 
Where a violation of the rules and regulations for subdivision of land, as heretofore adopted and approved and from time to time heretofore or hereafter amended, has been committed or shall exist, the owner of the real property where such violation has been committed or shall exist, any contract vendee of such owner who shall knowingly participate in such violation, any grantee of such owner who shall knowingly participate in such violation and any agent who shall have executed an application to such Planning Board on behalf of such owner or such contract vendee with respect to such real property and who shall knowingly participate in such violation shall be guilty of a violation of this chapter.
B. 
Any owner of real property who shall create a subdivision or who shall subdivide real property into lots without first obtaining approval of a subdivision map or plat showing the land to be subdivided shall be guilty of a violation of this chapter. Any contract vendee of such owner who shall knowingly participate in such violation and any grantee of such owner who shall knowingly participate in such violation shall also be guilty of a violation of this chapter. As used herein, the term "subdivision" shall mean a subdivision as defined in said rules and regulations for subdivision of land in the Village of Sagaponack.[1]

C. 
Where a violation of any provision or condition of any resolution or approval of the Planning Board relating to a subdivision, adopted or granted under the authority of said rules and regulations or Article 7 of the Village Law, has been committed or shall exist, the owner of the real property where such violation has been committed or shall exist, any contract vendee of such owner who shall knowingly participate in such violation, any grantee of such owner who shall knowingly participate in such violation and any agent who shall have executed an application to such Planning Board on behalf of such owner or such contract vendee with respect to such real property and who shall knowingly participate in such violation shall be guilty of a violation of this chapter.
D. 
Any person who shall perform physical work on real property, including but not limited to clearing of land, other site preparation and construction of improvements in violation of said rules and regulations for subdivision of land in the Village of Sagaponack or in violation of any provision or condition of any resolution or approval of said Planning Board relating to subdivisions, adopted or granted under the authority of said rules and regulations or Article 7 of the Village Law, shall be guilty of a violation of this chapter.[2]

A violation of this chapter shall be punishable by a fine not exceeding $1,000 or imprisonment for a period not to exceed 15 days, or both.
The provisions of this chapter may be enforced by any method or remedy provided by law. In addition to other remedies provided by law, any appropriate action or proceeding may be instituted to prevent, restrain, correct or abate any violation of this chapter.
