The purpose of this district is to encourage
development of light industrial uses in appropriate locations in the
Borough, consistent with sound planning and environmental controls.
In the I-1 Industrial District, only the following
uses are authorized:
A. Permitted uses.
(1) Principal uses.

Automobile service station.
(b)
Beverage bottling and distribution.
(c)
Business or professional offices.
(d)
Cleaning and dyeing plant.
(k)
Food and related products, packaging, storage
and distribution.
(m)
High-technology industries.
(n)
Impoundments used exclusively for oil and gas operations, subject to §
180-78.1.

Light manufacturing, provided all storage and
operations are within a completely enclosed building.
(r)
Mini warehouse or self-storage facilities.

Mobile home sales, service and storage.

Packaging and delivery services.

Temporary use or structure, other than a construction
trailer, model home or sales office.
(f)
Truck and heavy equipment rental, sales and service, subject to §
180-66KK.
(2) Accessory uses.

Communications antenna mounted on an approved communications tower, subject to §
180-66J.
(b) Personal wind energy system.

In the I-1 Industrial District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditions uses and uses by special exception contained in Article
XI:
A. Minimum lot area:
(1) Planned industrial park: five acres (217,800 square
feet).
(2) All other uses: one acre (43,560 square feet).
B. Minimum lot width: 200 feet.
C. Distance between buildings (where two or more buildings
occupy the same lot): 20 feet.
D. Minimum front yard: 50 feet.
E. Minimum rear yard:
(1) Principal structures:
(a)
Adjoining any R District: 75 feet.
(b)
Adjoining all other districts: 40 feet.
(2) Accessory structures: 20 feet.
F. Minimum side yard:
(1) Principal structures:
(a)
Adjoining any R District: 75 feet.
(b)
Adjoining all other districts: 20 feet.
(2) Accessory structures: 20 feet.

I. Maximum height:
