This Part 2 shall be known and may be cited as the "Borough of Medford Lakes Site Plan Ordinance."
A. 
The purpose of site plan review is to determine whether the proposed building, structure or use will conform to the Revised Statutes of New Jersey, Part 1 (Zoning), Part 2 (Site Plan), Part 3 (Subdivision of Land) and Part 4 (Design Standards) of this chapter and other applicable requirements of the Borough. Site plan review shall work towards the continuation of an aesthetically acceptable and well-ordered community serving the interest of the public health, safety and general welfare of Borough residents.
B. 
Prior to the excavation, grading or clearing of land for other than agricultural purposes, or construction or issuance of any permit of the Construction Official or Zoning Officer of the Borough, said construction or permit pertaining to any building, structure or use within the Borough, with the exception of a single-family dwelling in a residential zone, site plan approval for the proposed grading, building, structure or use must be obtained. No certificate of occupancy shall be issued until and unless all construction and required improvements shall have been completed in conformity with the approved site plan. Site plan review shall be required prior to excavation, grading or clearing of land for other than agricultural purposes.
C. 
All construction and improvements shall be in accordance with the design and construction standards for improvements set forth in Part 4, Design Standards, of this chapter of the Code of the Borough of Medford Lakes.
