In Rural B (RB) Districts, only the following structures and uses shall be permitted:

Funeral home/mortuary.

Government facility.

Home occupation in a previously existing principal residential structure (subject to the provisions of § 165-100).

Hospital, clinic, health care and medical office.

Public utility.

Publishing.

Scientific and technical services.

Veterinary practice (animal hospital, animal clinic).
The following structures and uses shall be permitted in the RB District only upon the issuance of a special use permit by the Zoning Board of Appeals as provided in § 165-114 of this chapter (and, where applicable, site plan approval from the Planning Board):

Apartment complex and senior housing.
C. 
Assembly, fabrication or packaging of previously prepared materials.
D. 
Construction services (which use shall not allow the outdoor storage of construction materials or equipment).

Hotel and motel.

Light manufacturing.
G. 
Outdoor seating/assembly area.
H. 
Packaging of pharmaceutical and/or food products.
I. 
Private club.
J. 
Recreational and entertainment facility (indoor/outdoor).
K. 
Religious use.
L. 
Self-storage.
M. 
Temporary outdoor sales.
N. 
Temporary use (see § 165-94).
O. 
Vehicle sales and service.
P. 
Warehousing.
Q. 
Art/athletic instruction studio.

In RB Districts, all structures and uses shall be subject to the following dimensional area and yard regulations:
A. 
Minimum street frontage: 300 feet.
B. 
Minimum lot area: three acres.
C. 
Minimum front yard setback depth: 85 feet from center line of the abutting street or 50 feet from the front property line, whichever is further.
D. 
Minimum rear yard setback depth: 50 feet.
E. 
Minimum/Maximum height.
(1) 
Principal structure: one story (minimum); total of 35 feet maximum overall height.
(2) 
Accessory structure: No accessory structure may exceed 35 feet in height to the highest point of the roof.
F. 
Minimum side yard setback: 35 feet.
G. 
Minimum required open space for building lot: 60%.
H. 
Maximum impervious surface: 20%.
A. 
Site plan. The applicable regulations for site plan approvals as set forth in Chapter 133 shall apply to all uses where so determined by that law.
B. 
Accessory structure allowed. A principal use and structure may also have one accessory structure, provided such accessory structure is secondary to the principal use and structure and is commonly considered to be associated with the principal use. Notwithstanding the above, a principal use may also separately have one pool. In addition, such principal use and structure may also have additional accessory structure(s) only upon the issuance of a special use permit by the Zoning Board of Appeals, as provided in § 165-114 of this chapter (and, where applicable, site plan approval from the Planning Board).
