Permitted principal uses and structures in the B District shall be as follows:
A. 
Any principal uses and structures permitted in the R, R-L, R-A and R-R Districts.

B. 
Community services similar to and including churches, school libraries, parks and playgrounds, hospitals and Town buildings.
C. 
Retail and wholesale establishments similar to and including those devoted to the sale of groceries, clothing, dry goods, farm supplies, furniture, appliances, hardware, trailers, automobiles, machinery and building materials.
D. 
Service businesses similar to and including motels, restaurants, gasoline stations, sport and recreational facilities, meeting halls, clinics, nursing homes, warehouses and storage buildings, small automobile or machinery repair shops, professional and business offices, funeral homes.

E. 
Manufacturing within a building or group of buildings which does not pollute the environment beyond the boundaries of the land on which located; create excessive noise, vibration, lights or odor; create a fire or explosion hazard; or generate excessive traffic on the neighboring streets.

F. 
On the obtaining of a special use permit from the Town Board in accordance with the provisions of Article XII, the following uses shall be permitted:

(1) 
Flea market.
(2) 
Dairy, sheep or beef farms and farms devoted principally to the production of fruit, grains or vegetables.
Permitted accessory uses and structures in the B District shall be as follows:
A. 
Any accessory uses and structures permitted in the R and R-L Districts. Signs shall be regulated as in Article VI.

B. 
Other customary accessory uses, including one nonflashing on-premises sign not exceeding 72 square feet in area and accessory to the main use of the premises or advertising any business lawfully conducted thereon.

Minimum area requirements in the B District shall be as follows:
A. 
Single-family dwellings, two-family dwellings, multifamily dwellings, condominiums, churches, all farm buildings and sawmills shall observe the setbacks established in Article VI. The special setbacks established in § 143-28 shall also apply in this district. All other permitted principal uses and structures situated in a Business District shall observe setbacks set out in this article.
B. 
Front yard shall be 20 feet, measured from the street right-of-way.
C. 
Side yard shall be 20 feet for that side yard which adjoins a lot in an R, R-L or R-A District or where a side yard adjoins a lot on which a completed dwelling or multiple dwelling was located at the time this chapter was originally enacted. All other uses and structures shall observe an eight-foot side yard setback.
D. 
Rear yard shall be 25 feet.

The minimum size of a building shall be 800 square feet of enclosed space.
