A.
Any use established after the effective date of this chapter shall
be so operated as to meet the performance standards established hereinafter.
Any use already established and lawfully existing on the date the
Unity Township Zoning Ordinance was originally adopted on September
25, 1991, shall be permitted to continue, provided that no alteration,
expansion, enlargement or modification shall be permitted which does
not meet the performance standards herein or which effectively increases
the degree of nonconformity which existed prior to any alteration,
expansion, enlargement or modification.
B.
Points of measurement to determine compliance with the performance
standards shall be the property line nearest the source which is the
subject of measurement unless otherwise specified in this section.
Unless otherwise permitted under this chapter or by the Board
of Supervisors or Zoning Hearing Board, all manufacturing and commercial
uses shall be conducted in an enclosed building except for parking,
loading or storage. All buildings shall be of fireproof construction
to meet the requirements of state and/or national fire codes and any
building, plumbing or other codes applicable to Unity Township.
A.
At all street intersections in all districts, no obstructions to
vision exceeding 30 inches in height above curb level shall be erected
or maintained on any lot within the triangle formed by the street
lines of such lot and a line drawn between points along such street
lines 30 feet distant from their point of intersection.
B.
At all intersections of driveways and public rights-of-way, no planting,
fences or similar materials exceeding 30 inches in height shall be
permitted in the first 20 feet from said right-of-way.
