The I-1 Light Industrial Districts are primarily for heavy commercial and light industrial uses whose activities do not usually constitute a fire hazard or emit smoke, glare, noise, odor or dust or in other ways constitute a nuisance or are detrimental to neighboring properties.
The following uses are permitted in an I-1 Light Industrial District, subject to Planning Board approval under the provisions of Article XI, Site Development Plan Review:

Animal hospital.
B. 
Bakery.
C. 
Bottling works.
D. 
Building material yard.
E. 
Cabinetmaking.
F. 
Carpenter's shop.
G. 
Clothing manufacture.
H. 
Commercial warehouse.
I. 
Dyeing and dry-cleaning works.
J. 
Electrical welding when entirely enclosed within a building.
K. 
Fruit canning or packing.
L. 
Ice plant.
M. 
Milk distribution plants.
N. 
Optical goods manufacture.
O. 
Paper box manufacture.
P. 
Pencil manufacture.
Q. 
Printing, publication or engraving.
R. 
Storage warehouse.
S. 
Trucking terminal.
T. 
Wholesale trade.
U. 
Industrial offices.
V. 
Electronic manufacture, assembling and/or research.
W. 
Any other uses meeting the criteria of § 130-32 of this article as determined by the Board of Appeals.

The following uses are prohibited in the I-1 Light Industrial District:
A. 
Automobile graveyards or disassembly plants.
B. 
Alcohol storage in aboveground tanks with a unit capacity of greater than 550 gallons.
C. 
Coal yards.
D. 
Crude oil, gasoline or any of its volatile products or other highly flammable liquid storage in aboveground tanks with a unit capacity of greater than 550 gallons.
E. 
Junkyards, secondhand material yards and the storage, bailing or treatment of junk, old iron, rags, bottles or scrap paper.
F. 
Live animal or poultry sales.
G. 
Lumberyards.
H. 
Meat smoking and processing meat for animal foods whether or not incidental to a retail business conducted on the premises.
I. 
Rendering lard and other fats.
J. 
Repair and machine shops employing more than five persons, public garages excepted.
K. 
Slaughtering poultry and animals.
L. 
All those uses not meeting the standards stated under § 130-32.
M. 
All uses permitted and all uses prohibited in I-2 Heavy Industrial Districts.
A. 
Front yards. There shall be a minimum front yard of 80 feet from the street or right-of-way line into which space there shall be no encroachment of structures other than a fence, wall or sign not larger than 20 square feet and no encroachment of commercial usage other than parking space for not more than 10 cars.
B. 
Establishments abutting residential districts. All buildings and structures constructed on property which abut a residential district shall be located so as to provide a minimum side yard of 50 feet on the side adjacent to the residential district. Streets of public rights-of-way 30 feet or more in width may not be included as part of the required side yard. Rear yards shall be not less than 50 feet. There shall be a minimum front setback of 100 feet.
C. 
Height. No building or structure shall exceed 50 feet in height.
