The following uses shall be permitted by right
in the BA District:
A. Professional and business offices.
B. Research and development laboratories.
C. Water-dependent commercial uses.

The following uses shall be permitted in the BA District by a special permit issued by the Board of Trustees and shall be subject to the provisions of Article
XIII:
A. Light industrial uses, including fabrication, processing,
reprocessing, recycling, converting, altering, assembling, testing
or other handling of products. All of the foregoing uses shall be
conducted solely within a building or group of buildings and will
not cause or result in:
(1) Dissemination of dust, smoke, observable gas or fumes,
odor, noise, vibration or excessive light beyond the immediate site
of the building or buildings in which such use in conducted.
(2) Menace by reason of fire, explosion or other physical
hazard, including radiation.
(3) A harmful discharge of waste materials.
(4) Traffic hazards or traffic congestion due to the number
and type of vehicles required.
(5) The arrival at or departure of vehicles from a site
on a regular basis between the hours of 11:00 p.m. and 7:00 a.m. so
as to disturb the tranquility of residential properties abutting and
adjacent to the routes of ingress and egress to the site.
B. Same as the R-40 District.
C. Same as the WF-2 District.
D. Wholesaling, warehousing and distribution businesses.
E. Recording studios for the production or reproduction
of music, television and radio studios and the fabrication of products
associated with such studios, including but not limited to, audio
and video cassette tapes, phonograph records and other similar products.

The following uses shall be permitted accessory
uses in the BA District:
B. Buildings and uses immediately and exclusively accessory
to the uses permitted on the site, including automobile parking, storage
of motor vehicles, equipment and other materials, central heating
and power plants, offices, training schools for employees, clinics,
cafeterias and recreational facilities.
C. Retailing facilities for the sale of products fabricated
on the site or warehouses on the site, provided that such building
fronts on a street.
D. Upon approval of the Board of Trustees, a building
may be used for the residence of a superintendent, caretaker or watchman.
The following signs shall be permitted accessory
signs in the BA District:
A. For light industrial and research and development
uses, one sign facing each major street from which access to one lot
is provided, giving the name of the occupant or occupants of the premises.
Any such sign shall not have an area that exceeds 40 square feet,
and all such signs shall not have an aggregate area that exceeds 60
square feet. The top of any sign shall not be more than 12 feet above
ground level, unless placed on the face of the building, in which
case it shall not project above the roof of the building. Such sign
may be illuminated but shall not be of the flashing type or lighted
by exposed light sources. Necessary directional signs not exceeding
five square feet each shall be permitted. All lights shall be directed
away from adjacent residences.
B. For all other uses, the same as WF-2 District.
The following additional use requirements shall
apply in the BA District:
A. Same as the R-40 District.
The following bulk regulations shall apply to
all permitted uses in the BA District:
A. Minimum lot area: one acre.
B. Minimum lot width: 100 feet.
C. Required front yard depth: 100 feet.
D. Required side yard width: 25 feet.
E. Total width both required side yards: 50 feet.
F. Required rear yard depth: 50 feet.
G. Maximum building height: two stories; 30 feet.
