A. 
Uses permitted. The following uses shall be permitted within all IN Industrial Districts:
(1) 
Any business use permitted in GB General Business Districts.
B. 
Uses prohibited.
(1) 
No dwelling may be located in this district except as an accessory to a principal use, such as living quarters for a caretaker or guard.
(2) 
No land, building or other structure shall be used or any industrial process conducted that may be noxious or injurious by reason of the production or emission of dust, smoke, refuse matter, gas, fumes, noise, vibration or other similar substances or conditions.
C. 
Additional uses by special permit. The following uses shall be permitted upon issuance of a special permit as provided in Article XIV of this chapter:
(1) 
Light manufacturing and unobjectionable industrial processing may be performed in this district under such terms, conditions, restrictions and limitations as may be determined by the Board of Appeals in conformity with performance standards hereinafter set forth.
(2) 
Junkyards or automobile wrecking yards and scrap iron, paper and rag storage sorting or baling, provided that they are conducted within a building or entirely enclosed within a solid fenced area, or by other means specified by a special use permit. (See § 250-69.)
Before any special use permit shall be granted within this district the Board of Appeals shall be assured that the following standards will be met:
A. 
No operation will be commenced until every precaution has been taken to guard against fires, explosions and other hazards.
B. 
Operational noise shall be so controlled that it will not be perceptible above the general noise level existing at any property line.
C. 
Vibration and shock shall not be perceptible, to a person of normal sensibilities, at the property line.
D. 
The production of heat, light and glare shall be controlled within the normal range of standard heating and lighting fixtures installed within a building. Outdoor lighting standards shall not exceed 35 feet in height.
E. 
All open areas shall be properly drained, graded and landscaped or surfaced with concrete, asphalt or other dust-free material and shall be maintained in good condition, free of weeds, dust, trash or other debris.
F. 
Smoke, gas, fumes, odors, radioactive or other airborne particles or other atmospheric pollutants shall be confined within a building and prevented from entering the atmosphere.
A. 
Lot areas. Any permitted use in this district shall be located on a lot having a minimum area of 40,000 square feet and a lot width and depth of at least 150 feet.
B. 
Lot coverage. All buildings, including accessory buildings, shall cover no more than 50% of the lot area.
C. 
Yards required. All buildings and structures shall be kept within the following minimum distances from a lot line:
(1) 
Front yard: 40 feet.
(2) 
Side yard: 20 feet each side. On a corner lot the front yard requirements shall be observed for both streets.
(3) 
Rear yard: 20 feet.
D. 
Parking requirements. See Article XIII, Supplemental Regulations, § 250-55B.
E. 
Off-street loading areas. See Article XIII, Supplemental Regulations, § 250-56.
F. 
Driveways, entrance and exit. See Article XIII, Supplemental Regulations, § 250-57.
A. 
Height limits. No principal building shall exceed four stories or 50 feet in height. Accessory buildings, accessory living quarters building height and accessory structure height shall not exceed three stories or 35 feet.
