In District SH, only the following uses are permitted:
B.
A senior citizen housing development may also contain,
as incidental uses accessory to the dwelling units, recreational facilities,
exercise facilities, laundry facilities for the common use of the senior citizen
housing development residents, living area for the common use of senior citizen
housing development residents, office space for use of employees of the senior
citizen housing development, workshops, central kitchen facilities where food
may be prepared for serving in a common living area, and one dwelling unit
to be occupied by the superintendent of the senior citizen housing development
and the superintendent's family.
C.
A senior citizen housing development may include an outdoor
area for passive recreation, including but not limited to sidewalks, walking
paths and outdoor seating.
D.
One accessory structure customarily incidental to a multifamily
development. Such structure shall be used for storage of property maintenance
equipment and shall not exceed 200 square feet in size and 15 feet in height.
The accessory structure shall be located a minimum of 15 feet from all property
lines.
Prior to the issuance of a building permit, a site plan shall be reviewed and approved by the Planning Board in accordance with Chapter 236, Site Plan Review, for all senior citizen housing developments in the SH Zone.
Within the SH Zone, the following requirements apply:
A.
Building height: No principal building shall exceed a
height of 45 feet and four stories.
B.
Minimum lot area: 22,500 square feet.
C.
Minimum front yard setback: 25 feet.
D.
Minimum side and rear yard setbacks: 10 feet.
E.
Minimum lot frontage: 60 feet.
F.
Minimum lot depth: 150 feet.
G.
Maximum coverage: 45%.
H.
Maximum lot/impervious coverage: 65%.
A.
Within the SH Zone, on-site parking shall be provided
at a rate of 0.5 parking spaces per dwelling unit, including all required
barrier-free parking spaces.
B.
Parking within the SH Zone may be located under the building
containing the dwelling units.
C.
All new parking areas shall not be located closer than
30 feet to any street line and five feet to all other property lines. Any
parking area existing at the time of adoption of this article is not subject
to this requirement.
D.
All new parking areas shall be surrounded by a buffered
landscape planting strip a minimum of five feet in width. The buffer area
shall be shown on a landscape plan to be submitted with the required site
plan. Any parking area existing at the time of adoption of this article is
not subject to this requirement.
Within the SH Zone, all exterior lighting shall be adequate as to provide
lighting to the property, its occupants and visitors while minimizing spillage
onto adjacent properties. A one-footcandle maximum shall be maintained throughout
all parking areas.
