The terms used in this chapter shall be defined as follows:
ALLEY
A public or private way which provides secondary access to a lot, block or parcel of land.
BUILDING SETBACK LINE
The distance from the boundaries of a lot or center line of a street within which structures or buildings shall not be erected.
CERTIFIED SURVEY MAP
A map of a subdivision of land prepared in accordance with § 236.34, Wis. Stats.
COMPREHENSIVE PLAN
The official guide for the physical, social and economic growth of the City or its constituent parts, properly enacted or adopted according to statute, which is now or may hereafter be in effect.[1]
CONDOMINIUM
Property subject to a condominium declaration under Ch. 703, Wis. Stats. Condominiums shall be subject to all applicable provisions of this chapter.
CROSSWALK
A public right-of-way traversing a block for the purpose of providing pedestrian access.
DEAD-END STREET
A street having only one outlet for vehicular traffic and no vehicular turnaround.
DOUBLE FRONTAGE LOT
A lot having frontage on opposite property boundaries with public streets.
EASEMENT
An acquired privilege or right of use of land owned by another.
EXTRATERRITORIAL PLAT REVIEW JURISDICTION
That area in an adjacent town that is within 1 1/2 miles from the corporate limits of the City of Mayville. If a development is proposed on a subject parcel that is not completely located within the extraterritorial jurisdiction area of the City, then the City shall only take jurisdiction if 50% or more of the subject parcel is within the extraterritorial jurisdiction of the City.

FINAL PLAT
The map or drawing of a subdivision prepared in compliance with the provisions of Ch. 236, Wis. Stats., and any accompanying material as described in Article VI of this chapter.
FRONTAGE
The length of the front property line of the lot, lots or tract of land abutting a public street, road, highway or rural right-of-way.
GRADIENT
The slope of a road, street or other public way specified as a percentage.[2]
IMPROVEMENT, PUBLIC
Any sanitary sewer, storm sewer, drainage ditch, water main, roadway, parkway, sidewalk, pedestrianway, planting strip, off-street parking area or other facility for which the local municipality may ultimately assume the responsibility for maintenance and operation.
LOT
A buildable parcel of land represented and identified in a subdivision, as defined below.
LOT SPLIT
A division of land other than a subdivision.[3]
MINOR LAND DIVISION
A division of land resulting in the creation of two parcels or building sites, any one of which is four acres in size or less, or the division of a block, lot or outlot into not more than four parcels or building sites, without changing the exterior boundaries of said block, lot or outlot.

OFFICIAL MAP
The map of the City adopted pursuant to the Wisconsin Statutes showing streets, highways, parkways, parks and playgrounds and the exterior lines of planned new streets, highways, parkways, parks or playgrounds.
OUTLOT
A. 
A parcel of land, other than a lot or block, so designated on the plat.
B. 
A remnant parcel of land not to be used for building purposes.
PLAT
A map of a subdivision.
PRELIMINARY PLAT
A map showing the salient features of a proposed subdivision submitted to an approving authority for purposes of preliminary consideration.
PROTECTIVE COVENANT
A contract entered into between private parties or between private parties and public bodies pursuant to § 236.293, Wis. Stats., which constitute a restriction on the use of all private or platted property within a subdivision for the benefit of the public or property owners and to provide mutual protection against undesirable aspects of development which would tend to impair stability of values.[5]
PUBLIC IMPROVEMENT
Public sewers, water mains, stormwater relief provisions, highways and parkways, sidewalks, streetlighting and all other public improvements reasonably to be required by the Council or the Plan Commission, and shall not be limited because of expressed enumeration, and whether or not such improvements are shown on the Official Map.
PUBLIC WAY
Any public road, street, highway, walkway, drainageway or part thereof.
REPLAT
The changing of the boundaries of a recorded subdivision plat or part thereof.
ROADWAY
The surface portion of the street available for vehicular traffic.
SIGHT DISTANCE or VISIBILITY
A minimum sight distance with clear visibility, measured along the center line of the street.
STREET
A public thoroughfare affording access to abutting property.
A. 
COLLECTOR STREETA street which carries traffic from minor streets to the system of major streets and highways, including the principal entrance streets of a residential development and streets for circulation within such a development.
B. 
CUL-DE-SACA minor street having one opened end and being terminated at the other by a turnaround.
C. 
HALF STREETA street bordering one or more property lines of a tract of land in which the developer has dedicated part of the ultimate right-of-way width in accordance with the requirements of the design standards.
D. 
MAJOR STREET or ARTERIAL STREETA street used, or intended to be used, for fast or heavy through traffic. "Major street" includes freeways and expressways, as well as standard streets, highways and parkways.
E. 
MARGINAL ACCESS STREET (also "frontage drive" and "service drive")A minor street which is parallel to or in the immediate vicinity of a primary street which has for its purpose the relief of such thoroughfare from the local service of abutting properties.
F. 
MINOR STREETA street which is used primarily for access to the abutting properties.
SUBDIVIDER
A person commencing proceedings under the regulations of this chapter to effect a subdivision of land hereunder for himself or others.
SUBDIVISION
Any division of a lot, parcel or tract of land by the owner thereof or his agent for the purpose of sale or building development where:
A. 
The act of division creates five or more parcels or building sites of 1 1/2 acres each or less in area; or
B. 
Five or more parcels or building sites of 1 1/2 acres each or less in area are created by successive divisions within a period of five years.
SUBDIVISION DESIGN STANDARDS
The basic land planning standards established as guides for the preparation of plats.
