Prior to the submission of a preliminary plan, developers are encouraged to submit a sketch plan in person at a regular or special meeting of the Planning Commission of East Allen Township. When submitted, sketch plans shall include the items in § 212-22.
A. 
Submission requirement. Six print copies of the sketch plan shall be submitted in accordance with § 212-21. In addition, the developer shall submit seven ledger size copies of the layout sheet of any subdivision/land development sketch plan submitted.
B. 
Contact with other agencies. It is recommended that, prior to submission of the sketch plan, developers contact the local offices of the Pennsylvania Department of Environmental Protection and the Pennsylvania Department of Transportation, when the property abuts a state highway, for suggestions concerning water, sewage, drainage and road access. Six copies of any written suggestions from these offices shall accompany the sketch plan.
C. 
Drawing requirements. The sketch plan may be a scaled free-hand drawing and shall include:
(1) 
Property boundaries (may be obtained from county tax map or similar sources).
(2) 
Topographic contours from available data (may be obtained from United States Geological Surveys).
(3) 
Proposed lot and street layout with dimensions of lots and street right-of-way to nearest foot.
(4) 
Site data including:
(a) 
Acres of entire tract.
(b) 
Number of lots.
(c) 
Zoning of area.
(5) 
Magnetic North point.
(6) 
Appropriate scale.
(7) 
Name of subdivision.
(8) 
A location map showing the general location of the subdivision in relation to adjacent properties, roads and streams.
