The following applies only to AHD No. 1 and
AHD No. 2:
A. Permitted limit of disturbance. The Planning Board
shall permit disturbance of steep slope areas that are each less than
0.5 acre in size for purposes of buildings and driveway locations.
The Planning Board shall permit steep slope disturbance for all public
and private streets inclusive of slope easements next to the construction
of such street or streets.
B. The optional development plan as described and set forth in the mediation agreement shall be exempt from the requirement of Article
VIII, Environmental Assessment Reports.
C. All public and private streets shall be classified as minor residential streets as per §
225-70D.
D. Public and private streets shall be permitted to have
a twelve-percent grade for a length not to exceed 250 feet.
E. Public and private streets shall be permitted to have
a center line radius of 125 feet.
F. Cul-de-sac public and private streets shall be permitted
to be 1,200 feet in length and further provided that a loop street
shall not be classified as a cul-de-sac street.
G. Sidewalks shall not be required.
H. In furtherance of a mediation agreement by and between
Lake Lenore Estates and the Township of Parsippany-Troy Hills dated
June 28, 1996, the mediation agreement shall be incorporated herein
by reference and shall be incorporated in any plan approval granted
pursuant to this article and, further, in the event of any inconsistency
or conflict between this article and the mediation agreement, the
mediation agreement shall prevail; and further provided that the Planning
Board of the Township of Parsippany-Troy Hills shall grant waivers
from any deviation to the above and/or standards within the existing
ordinance that will not result in a substantial detriment to the general
public health or safety.
