The following regulations shall apply in the B-4 Zone.

Those uses permitted in the B-3 Zone shall be permitted in the B-4 Zone except for the following uses which shall be expressly prohibited:
A. 
Commercial parking lots.
B. 
Lumberyards.
C. 
Distribution centers.
D. 
Boat sales.
Permitted accessory uses shall be accessory uses as defined in Part 1 of this chapter.

A. 
Those uses which are defined as conditional uses in the B-3 Zone shall be permitted in the B-4 Zone as conditional uses subject to the requirements as set forth for each particular use in Article XXXII, § 245-279 et seq.
B. 
The following uses are conditional uses and may be permitted, subject to the requirements set forth for each particular use in Article XXXII, § 245-279 et seq.:
(1) 
Marinas and boatyards, provided that the marina or boatyard shall be located on a lot of not less than one acre.
Area, yard and building requirements shall be as specified in the schedule, § 245-10 of this chapter, unless modified in accordance with Article XXXIII, § 245-299 et seq. The maximum lot coverage by building shall be calculated only upon that portion of the lot which is suitable for building.
Off-street parking spaces shall be provided for the use of patrons and employees as further detailed in Article XXXV, § 245-310 et seq., of this chapter.
Sign requirements shall be as per Article XXXVI, § 245-312 et seq., of this chapter.
A. 
Landscaping and buffer requirements.
(1) 
Total landscaped area shall be a minimum of 25% of the total lot area. Wetlands and detention/retention basins shall not be included in landscaped areas for purpose of calculating said percentage.
(2) 
Whenever the property line of a lot in the B-4 Zone abuts or is directly across a street from a residential use or zone, a buffer zone of at least 100 feet in width shall be established in accordance with the provisions of § 245-409. Whenever the property line of a lot in the B-4 Zone shall be adjacent to a residentially zoned lot or use, a buffer zone of at least 150 feet shall be established. The buffer zone may be increased, depending upon the character and intensity of the proposed use.
B. 
Parking facilities shall be located at least 50 feet from any private or public right-of-way and 15 feet from any lot line.
C. 
The provisions of § 245-231C of this chapter shall apply in the B-4 Zone.

The provisions of this article are subject to the mandatory fee contribution to the Brick Township Affordable Housing Trust Fund established in Article VI.
