In Planned Light Industrial/Commercial Development
Zones, no lot shall be used and no structure shall be erected, altered
or occupied for any purpose except the following:
A. All principal uses permitted in the Industrial Zone.
E. Research and laboratories.
F. Continuing care facility, conditional use: See §
100-117.1.

All uses prohibited under the Industrial Zone,
as well as electrical power plants, commercial advertising signs other
than signs relating to the identification of the tenants, junk yards,
the sale of used cars and the exterior storage of construction-type
equipment and vehicles, shall also be prohibited in the Planned Light
Industrial/Commercial Zone.
The following shall be permitted accessory uses
within the Planned Light Industrial/Commercial Zone.
A. Private garage space necessary to store any vehicle(s)
on the premises, including commercial vehicles.
B. Maintenance and utility shops for the upkeep and repair
of buildings.
C. Heating and power plants for furnishing heating and
electrical energy primarily to the structures on the site only.
D. Training areas for employees.
G. Dining and recreation facilities.
J. Retail sales of products related to the primary use.
K. Off-street parking for the use of patrons and employees.
L. Signs which relate to the business being conducted on the premises, provided that they comply with the provisions of §
100-127.
M. Other customary accessory uses which are incidental
to the operation of the business use, subject to the approval of the
Planning Board.
The following required conditions shall be complied
with in the Planned Light Industrial/Commercial Zone:
A. Minimum lot size: five acres.
B. Minimum frontage: 275 feet.
C. Minimum front setback: 100 feet.
D. Minimum side setback: 25 feet each side.
E. Minimum rear setback: 75 feet.
F. Maximum impervious surface coverage: 65%; the Planning
Board may approve an alternative design for parking, such as the use
of gravel or grass paver blocks, which may be a maximum of 10% of
impervious surface coverage; the Planning Board may also approve a
deferred parking plan.

G. Maximum building height: 40 feet.
H. Parking shall be in conformance with §
100-120.
I. Minimum landscaped area in front yard: 25 feet.
J. Side yard buffer: 25 feet.
K. Residential buffer: 75 feet.
L. Front yard buffer: 25 feet.
M. Minimum lot depth: 275 feet.
N. Any parcel developed pursuant to the conditions of
the PIC Zone, whether preceding or subsequent to construction of the
Acorn Street connector road (County 605 extension), must, upon construction
of said connector road, provide direct access thereto by a private
drive.
Q. Screening for HVAC units is required.
R. Limited quarrying is permitted in conjunction with
site preparation.
S. Under no circumstances shall any parcel developed
pursuant to the provisions of the PIC Zone that has access to another
street be permitted access to Maryann Terrace.
