In the OB Zone, no building, structure or premises shall be used, erected or altered except for the following permitted uses:
A. 
Office buildings for executive, engineering or administrative purposes.
B. 
Professional office buildings as provided in § 225-142A(6).[1]

C. 
Licensed nursing homes. Such use shall comply with the following standards:

(1) 
No building shall be closer than 50 feet to any other building on the same lot.
(2) 
There shall be provided off-street parking of at least one space of 200 square feet for every two beds therein, plus one such space for each staff member and employee, based on the maximum number on duty at any one time.
D. 
Retail sales or service uses permitted in the B-2 Business Zone, but only to the depth of 200 feet measured from the side line of Mt. Kemble Avenue and subject to the bulk and supplementary regulations of this article.
E. 
Single-family private dwellings, including a home occupation as a permitted accessory use.
F. 
Accessory uses, buildings and structures. Electric vehicle supply/service equipment, make-ready parking space and other accessory uses, buildings and structures that are incidental to the principal use(s) shall be permitted. All accessory buildings and structures, including garages, sheds and storage buildings, shall comply with yard setbacks, floor area ratio limitations and buffer requirements. With the exception of electric vehicle supply/service equipment, make-ready parking space, HVAC and energy-related structures or generators, no accessory building or structure shall be located closer than 10 feet to any other structure. No accessory building or structure shall exceed 25 feet in height.

A. 
Minimum lot size: three acres in area.
B. 
Minimum lot width: 250 feet.
C. 
Maximum floor area ratio: 16 1/2%.
D. 
Maximum building height: 25 feet measured from the mean grade at the front elevation of the building and not more than two stories; and if the grade at any other elevation of the building is below the mean grade at the front elevation, 37 1/2 feet measured from the mean grade of said other elevation and not more than three stories; provided, however, that the roof of the building shall not extend higher than the maximum permitted height at the front elevation. The only additional height which may be used above the foregoing maximum building height shall be 10 feet for mechanical equipment, which must be set back at least 10 feet from all sides of the building and screened so as not to be visible. The front elevation shall be deemed to be the side of the building facing Route 202.
E. 
Minimum setbacks. All structures must be set back at least 50 feet from any lot line or road line.

F. 
Maximum total lot coverage: 45% of lot area, including the lot area occupied by all outside parking, driveways, aisles, sidewalks and similar areas that are improved, other than open or landscaped areas, whether or not required.
G. 
Minimum lot frontage: 250 feet.
A. 
Parking.
(1) 
Parking shall be limited to the side and rear yards with a setback from property lines of not less than 20 feet.
(2) 
Off-street parking regulations are the same as set forth in § 225-147B(2) for the B-2 Business Zone.

Storage, lighting, drainage and site development plan regulations are the same as for the B-2 Business Zone.
