In order to carry out the purposes and provisions of this chapter,
the following districts are hereby established.
A. Residence districts:
(1) R-1 Single-Family Residence District.
(2) R-2 Single-Family and Duplex Residence District.
(3) R-3 Multiple-Family Residence District.
B. Business districts:
(1) B-1 General Business District.
(2) B-2 Highway Service Business District.
C. Industrial districts:
(2) I-2 Heavy Industrial District.
The location and boundaries of the districts established by
this chapter are shown upon the Zoning Maps, dated June, 2000, as
amended, which are hereby incorporated as a part of this chapter.
When uncertainty exists with respect to the boundaries of the
various districts as shown on the Zoning District Map, the following
rules shall apply:
A. District boundary lines are either the center lines of railroads,
highways, streets, alleys or easements and lot lines and tract lines,
or such lines extended, unless otherwise indicated.
B. Wherever a district is indicated as a strip adjacent to and paralleling
a railroad, highway or street, the depth of such strips shall be in
accordance with dimensions shown on the Village Maps measured at right
angles from the center line of a railroad, street or highway, and
the length of frontage shall be in accordance with dimensions shown
on the map from center lines of railroad, highway or street rights-of-way
unless otherwise indicated.
C. Where a district boundary line divides a lot in single ownership,
the regulations for the lot shall be determined by the largest area.
