The Board of Trustees hereby finds and declares that, in those geographical areas of the Village hereinafter defined, the concentration of structures and the nature of the uses which may lawfully be carried on therein present either a severe fire hazard or a moderate fire hazard, as the case may be, and that protection of the public health and safety requires the application to said areas of the stricter construction standards contained in the New York State Uniform Fire Prevention and Building Code for moderate fire hazard areas, known as "Fire Limits B," and for outside fire hazard areas, known as "outside limits," respectively.
A. 
Fire Limits B consists of the parcels designated on the official Tax Assessment Map of the Village of Dobbs Ferry as follows: Fire Limits B comprise the areas containing residential, business and/or commercial occupancies, or in which such uses are developing wherein the fire hazard is moderate. The following boundary descriptions are based on present occupancies and uses which were in existence as of April 1985. The Code Enforcement Officer, in conjunction with the Dobbs Ferry Fire Chief, may change these boundaries by requesting an amendment to the local law enacted to establish such boundaries.
B. 
Fire Limits B. The boundary line of this area is as follows:

All areas zoned Business B (as reflected by the Village Zoning Map adopted on February 1, 1966, and in use as of April 1985[1]) along Main Street, including the following lots/parcels:

"Outside fire limits" consists of all premises situated within the Village of Dobbs Ferry, except those parcels included within Fire Limits B, as defined in § 180-2.
The construction standards set forth in the New York State Uniform Fire Prevention and Building Code, as amended from time to time, for Fire Limits B and outside limits are hereby adopted and made applicable, respectively, to the geographical areas defined in §§ 180-2 and 180-3.
