A. The height of all buildings utilized or intended to
be utilized for residential purposes shall be not greater than 35
feet measured from ground level.
B. The height of all buildings utilized for nonresidential
purposes shall be not greater than 40 feet measured from ground level.
C. The height of all dwellings shall be not less than
one story measured from ground level.
For each type of dwelling, the lot area per
dwelling unit shall be no less than indicated below:
A. Single-family detached dwelling: 6,000 square feet.
B. Single-family semidetached dwelling: 6,000 square
feet per dwelling unit.
C. Two-family dwelling: 6,000 square feet per dwelling
unit.
For each type of dwelling, the lot width at
the required front building line shall be not less than indicated
below:
A. Single-family detached dwelling: 60 feet.
B. Single-family semidetached dwelling: 60 feet.
C. Two-family dwelling: 60 feet.

Each residential lot shall have front, side
and rear yards of not less than the depth or width indicated below:
A. Front yard depth: 25 feet.
B. Side yard width: 10 feet. On a corner lot, the side
yard abutting the street shall be a minimum of 10 feet but may be
increased in order to ensure clear visibility at the intersection
of the two streets. There shall be one side yard for each single-family
semidetached dwelling which shall be not less than 10 feet in width.
C. Rear yard depth: 30 feet.
The lot coverage, excluding areas paved but
with no structure erected thereon, shall be no more than 30%; however,
permitted dwellings shall have not less than 900 square feet of floor
area, not including any basement area.
Parking shall be provided in accordance with
the provisions titled "Off-Street Parking."
