The intent of the 1-2 Institutional District is to allow for the continued use of properties for historic and cultural institutions. In all 1-2 Institutional Districts, the following regulations shall apply.
A building may be erected or altered, to be used either in whole or in part, and a lot may be used or occupied for any of the following uses and no other, provided that such uses shall comply with such regulations as yard, lot sizes, lot width, building area and heights, impervious surfaces, easements, buffer yards, off street parking and other provisions as specified herein.
A. 
Uses by right. Any of the following uses shall be permitted, provided that the regulations of this chapter have been met:

The distance at the closest point between any two buildings or groups of attached buildings, including accessory buildings, shall not be less than 30 feet, but shall be at least as great as the average height of the two adjacent buildings.
A. 
The tract of land on which each permitted use is conducted shall, in its entirety, be owned and operated as a single or common management and maintenance unit, with common open space, parking, utility, maintenance and service facilities and services.
B. 
No truck or maintenance vehicle and no materials or goods shall be stored out of doors where they can be seen from a public street or property line.
C. 
Because the 1-2 Institutional District is designed for the purpose of preserving historical and cultural landmarks, the site improvements, such as accessways, lights and parking, are to be designed to be consistent with the historic character of the buildings and districts.
