A. The Village of Rye Brook is hereby divided into the following classes
of districts:

B. The boundaries of all districts are hereby established
as shown on a map entitled "Zoning Map, Village of Rye Brook, Westchester
County, New York," dated November 18, 1999, and as amended from time
to time by the Village Board of Trustees and certified by the Village
Clerk, which map accompanies, and with all explanatory matter thereon,
is hereby made a part of this chapter.

C. Where districts are referred to as "more restricted"
or "less restricted," the designation shall refer to the order in
which the districts are named above, the first named being the most
restricted.
D. It is intended that the uses set forth for each district
shall not be permitted uses in any other district unless allowed specifically
or by reference as permitted uses in said district. Only those uses
listed for each district as being permitted shall be permitted. Any
use not specifically listed as being permitted shall be deemed to
be prohibited.

E. Where uncertainty exists as to the locations of any
boundaries shown on the Zoning Map, the following rules shall apply:
(1) District boundary lines are intended to follow street,
alley or lot lines or to be parallel or perpendicular thereto unless
such district boundary lines are fixed by dimensions as shown on said
Zoning Map.
(2) Where district boundaries are indicated as following
approximate street or alley lines or proposed street or alley lines,
such lines shall be construed to be such boundaries.
(3) Where district boundaries are so indicated that they
approximately follow lot lines, such lot lines shall be construed
to be boundaries.
(4) In unsubdivided property or where a district boundary
divides a lot, the location of any such boundary, unless the same
is indicated by dimensions shown on said map, shall be determined
by the use of the map scale shown thereon.
(5) If all or any portion of any public street, alley,
right-of-way, easement or land which is not included in these districts
should ever revert to or come into private ownership or should ever
be used for any purpose other than a public purpose, at such time
the land and any structures that are included within such public street,
alley, right-of-way, easement or land or portion thereof shall be
subject to all of these regulations which apply within the district
immediately adjacent thereto or within the more restricted of the
immediate adjacent districts if there is more than one.
