The legislative intent of this article is to define and establish uniform regulations for specific areas of the Village of Groton where the land is generally either rural or of a low-density character or development and is suitable for development and use as a low-density one-family residential area; where public sewer and water facilities may not be available; and where a pattern of low-density land uses, related primarily to the development of residential neighborhoods, is in keeping with the broad planning objectives of the Village.

The following uses shall be governed as follows:
A. 
One-family dwellings: at least 15,000 square feet of lot area with 100 feet of continuous street frontage.
A. 
Front yards. All buildings shall be located at least 35 feet from the road right-of-way line. On corner lots, one front-yard line may be reduced by 20% (seven feet). If the road right-of-way line cannot be established by map or deed, then it shall be deemed to be a line 25 feet from the center line of the traveled portion of such road.
B. 
Side yards. All principal buildings shall be located so that the total of both side yards is at least 20 feet, with neither less than eight feet.

C. 
Rear yards. All principal buildings shall be located at least 20 feet from the rear property line.
D. 
Garages and similar accessory buildings not attached to the principal building may be located in required side- and rear-yard space, but no such accessory building shall be built closer than five feet from any lot line.

A. 
Maximum principal building height shall be three stories or 35 feet, whichever is more restrictive. Maximum accessory building height shall be 20 feet. (See also § 200-16, Exceptions to height restrictions.)

B. 
Minimum open space shall be 70%.

D. 
Signs are not permitted. Temporary signs advertising a garage sale or auction or similar sale are permitted for a period of three days.
E. 
If municipal water and sewer lines are not available, private sanitary sewage disposal system and water supplies must be approved by the appropriate public officials having jurisdiction.
F. 
A building permit and certificate of occupancy are required.
