The legislative intent of this article is to
define and establish uniform regulations for specific areas in the
Village of Groton which are located adjacent to Owasco inlet; which
have natural qualities of immeasurable value to the future of Groton;
where a pattern of agricultural or very-low-density residential land
use is in keeping with broad planning objectives; and where land use
control will be required to preserve the environment in essentially
its natural state.

For all land use activities, there shall be
at least 30,000 square feet of lot area with at least 150 feet of
continuous street frontage.
