This district provides for activities involved in light manufacturing, research, processing, warehousing, assembly, and other less offensive industrial uses. These areas typically have direct access to a major road or railroad as well as topography which is conducive to industrial development. For the most part, these areas are ultimately expected to be served by public water and sewer. However, the size of the area and the nature of the use may permit adequate private, on-site facilities until such service is available.
The following uses are permitted in the LI Light Industrial District:
A. 
Warehousing and storage of goods and materials, including warehousing, pole yards, building material storage and trucking storage, not, however, to include auto wrecking, junk and other salvage storage;
B. 
Manufacturing uses of a light nature and research and development or science-oriented industries that are free from any objectionable odors, fumes, dirt, vibration or noise detectable at the lot line. Such uses shall not be established without an application to the Zoning Administrator for a permit, which shall be accompanied by a certification by a registered engineer or architect indicating that fumes, odors, dirt, vibration or noise produced by the industry will not be detectable at the lot line. In the event of the denial of such permit, the applicant shall have the right of appeal to the Board of Appeals, in accordance with Article XVII of this chapter;
C. 
Lumber yards, warehouses, farm implement sales and services, agriculture support business, and construction companies which may have outside storage of equipment;
D. 
Employment campus, subject to the provisions of Article X hereof;
E. 
Greenhouses and nurseries.
A. 
Grocery stores.
B. 
Motor freight transport and warehousing.
C. 
Other uses that the Zoning Administrator and the Planning Commission deem appropriate, subject to approval by the Board of Zoning Appeals.
A. 
Buildings shall not exceed three stories in height or 50 feet.
B. 
Buildings shall be set back a minimum of 20 feet from the frontage line.
C. 
The minimum net lot area shall be 40,000 square feet (does not include portion of any lot within a street right-of-way).
D. 
All uses in this district shall be subject to the provisions of Article XIV herein, relating to signs.

There shall be provided adequate off-street parking and loading in accordance with the provisions in § 215-7 of this chapter.
