This chapter is enacted in accordance with the provisions of the Pennsylvania Municipalities Planning Code, Act of 1968, P.L. 805, No. 247, as amended,[1] and is intended by its various provisions to permit, prohibit, regulate, restrict and determine:
A. 
Uses of land, watercourses and other bodies of water.
B. 
The size, height, bulk, location, erection, construction, repair, maintenance, alteration, razing, removal and use of structures.
C. 
Areas and dimensions of land and bodies of water to be occupied by uses and structures, as well as areas, courtyards and other open spaces and distances to be left unoccupied by uses and structures.
D. 
The density of population and intensity of use.

This chapter is to serve as an instrument for guiding and regulating the orderly growth, development and redevelopment of the Township in accordance with the adopted Comprehensive Development Plan of Nether Providence Township, as from time to time amended, which contains the long-term objectives, principles and standards deemed beneficial to the interests and welfare of the people. The Township seeks to:
A. 
Instill order in the growth and development of the Township.
B. 
Recognize land as a valuable resource and allocate its uses judiciously so that it may be conserved, not wasted.
C. 
Maximize the opportunity for range of choice in residential living arrangements.
D. 
Promote sound economic development to attain a stable future tax base.
E. 
Minimize the conflict between residential and other types of land use.
F. 
Develop sound financial planning.
G. 
Protect and conserve the unique and interesting natural and historic areas which are important to the community and can offer cultural opportunities and enrichment to the people of the Township and the region.
