In R-2 Residence Districts, the following regulations shall apply.
A building may be erected, altered or used and a lot or premises may be used for any of the following purposes and for no other:
A. 
Any use permitted in R-1 Residence Districts.

A lot area of not less than 14,000 square feet per family shall be provided for every building hereafter erected, altered or used in whole or in part as a dwelling.

The building area shall not exceed 20% of the lot area, and not more than 28% of any lot area shall be covered by impervious surfaces.

A. 
There shall be a front yard, the depth of which shall be at least 40 feet.
B. 
In the case of a corner lot, a front yard as provided for in Subsection A shall be required on each street on which the lot abuts.
C. 
Frontage. Each lot shall have a frontage on a right-of-way of no less than 95 feet.

In the case of a single-family detached dwelling, there shall be two side yards, one on each side of the main building, neither of which shall be less than 20 feet wide, and together having an aggregate width of not less than 60 feet.[1]

There shall be a rear yard, the depth of which shall be at least 30 feet. In the case of a building over 40 feet in height, the depth shall be increased five feet for each 12 feet, or portion thereof by which the building exceeds 40 feet in height.[1]
