For the purpose of this Article, Garden City
Manor shall be considered as a separate area within the R-3 Residence
District established by the Nether Providence Township Zoning Ordinance
of 1940.
The boundaries of Garden City Manor shall be
as shown upon the plan thereof prepared by Damon and Foster, Civil
Engineers, Sharon Hill, Pennsylvania, and dated January 30, 1957.
A copy of said plan is attached to and made part of this chapter.

A lot area of not less than 4,000 square feet
per family shall be provided for every building hereafter erected,
altered or used in whole or in part as a dwelling.

The building area shall not exceed 40% of the
lot area, and not more than 50% of any lot area shall be covered by
impervious surfaces.

There shall be a front yard, the depth of which
shall be at least 20 feet.

In the case of a single-family detached or a two-family detached dwelling, there shall be two side yards, one on each side of the main building, neither of which shall be less than 10 feet wide, and together having an aggregate width of not less than 20 feet. In the case of a single-family semidetached dwelling, there shall be a side yard at least 10 feet wide. In the case of a single-family detached or semidetached dwelling, there shall be permitted in a side yard, within six feet of the side lot line, a one-story addition no larger than 52 square feet in total floor area or a one-story deck. If there is a one-story addition which extends to six feet of the side lot line, no additional projections pursuant to §
300-129B of the Zoning Ordinance are permitted.

There shall be a rear yard, the depth of which
shall be at least 15 feet. In the case of a building over 40 feet
high, the depth shall be increased five feet for each 12 feet, or
portion thereof, by which the building exceeds 40 feet in height.
