A. 
For the purposes of this chapter, the Township is hereby divided into the following base zoning districts:

B. 
Zoning Overlay Maps.

(1) 
Certain areas, as shown on the following Zoning Overlay Maps, are, in addition to the otherwise applicable provisions of this chapter, subject to the terms of § 399-13, Floodplain District; § 399-14, Steep Slope Conservation District; § 399-15A(2) Water Hazard Soils Overlay District; and Article XII, Historic Resource Protection Standards:
(a) 
Floodplain District.
(b) 
Steep Slope Conservation District.
(c) 
Water Hazard Soils.
(d) 
Historic Resources.
(2) 
Areas overlaid by the Mobile Home Park Overlay District (within the R-1 Residential District), the TND-2 Traditional Neighborhood Development District (within the R-2 and R-3 Residential Districts), or the Age-Qualified Residential Overlay District (within the R-2 and R-3 Residential Districts) may utilize the optional provisions of those overlay districts as alternatives to the base terms.

C. 
The Zoning Map and the Zoning Overlay Maps, together with all notations and other data shown thereon, shall be as much a part of this chapter as if fully described herein.
D. 
If, and whenever, the Board of Supervisors makes changes to the boundaries or other matters included on the said Zoning Map or zoning overlay maps, such changes shall be reflected on the map or maps promptly following enactment of such amendment.
The boundaries between base districts are, unless otherwise indicated, either the center lines of streets, lanes, watercourses, and rights-of-way of power lines and other public utilities, or such lines extended, or lines parallel thereto. Where uncertainty exists as to the location of any of the said boundaries as shown on the Zoning Map, the following rules shall apply:
A. 
Where a district boundary is indicated as approximately following the center line of a street, lane, or watercourse, or right-of-way of a power line or other public utility, such center line shall be construed to be such boundary.
B. 
Where a district boundary is indicated as approximately following a lot or other property line, such lot or property line shall be construed to be such boundary.
C. 
Where a district boundary divides a lot or runs through undivided property, the location of such boundary, unless otherwise specified by figures on the Zoning Map, shall be determined by the use of the scale appearing on said map.
D. 
Where figures are shown on the Zoning Map between a street and a district boundary they shall indicate that the district boundary runs parallel to the street line at a distance therefrom equivalent to the number of feet as indicated, unless otherwise specified. Where scaled distances do not agree with such figures, the figures shall control.
