The SC Senior Citizen District is designed to encourage a flexibility of housing density, design and type not otherwise allowable in a residential district, to provide greater convenience and efficiency in meeting the needs of the population, tailored to meet the needs of older residents. The proposed method for developing land within the Senior Citizen District will create desirable open spaces, conservation areas and recreation areas tailored to meet the needs of older residents.
A. 
Public water and sewer required.
B. 
All units shall be age restricted to at least one resident over 55 years of age with no resident under 18, as permitted by federal law.
A. 
Maximum density: three units per gross acre.
B. 
Minimum tract size: 40 acres.
C. 
Minimum lot size: 7,500 square feet.
D. 
Minimum frontage: 60 feet.
E. 
Minimum width at setback line: 75 feet.
F. 
Minimum front yard setback: 20 feet.
G. 
Minimum side yard setback: 10 feet with an aggregate of 25 feet.
H. 
Minimum rear yard setback: 25 feet.
I. 
Open space and recreational facilities shall be provided in accordance with the following standards:
(1) 
Open space areas shall be equal to 20% of the gross tract area, with a minimum 50% of that being uplands.
(2) 
An association shall be established for the maintenance of common and private areas.
(3) 
Affordable housing shall be provided as defined in the R-10 District except at 10% of the total units or by paying a housing fee of 0.5% of the units' equalized assessed value.
