The purpose of the M-1 Industrial District is
to delineate areas best suited for industrial development because
of location, topography, existing facilities and relationship to other
land uses. Uses incompatible with industry are not to be permitted.
In the M-1 District, no building or premises
shall be used and no building shall be erected or altered for other
than one or more of the following permitted principal uses:
A. Any manufacturing, assembly or other industrial or
research operation meeting the requirements of the performance standards
of this chapter.
B. Warehouses for enclosed storage of goods and materials,
distribution plants and wholesale businesses.
The following uses shall be permitted accessory
uses in the M-1 District:
A. Off-street parking and loading.
B. Signs as permitted by law.
C. Other accessory uses customarily incidental to a principal
use.
The following special uses shall be permitted only upon authorization of the Board of Trustees, after review by the Planning Board, upon finding that the use complies with the requirements of §
245-119 of this chapter:
A. Large-scale industrial park development.
B. Automobile service and repair stations.
C. Eating and drinking establishments, restaurants, lounges
and diners.
D. Gasoline stations and convenience stores.
The following shall be the minimum lot requirements
for uses in the M-1 District:
A. Lot area: 10,000 square feet.
The following shall be the minimum yard requirements
for uses in the M-1 District:
A. Front: 25 feet, or an average of other front yards
on the block, whichever is greater.
C. Side:
(3) Any side yard shall be 50 feet when adjoining any
residential district.
In the M-1 District, no building or premises
of any kind shall hereafter be erected or altered so that any part
thereof shall be more than 50 feet or four stories above ground level.
