The purpose of the C Commercial District is
to allow for the existing commercial uses in the Village of Chesterfield.
The area of the zone, the permitted uses and the smaller lot sizes
are in the recognition of the existing pattern. The allowance of a
dwelling and commercial use on the same property permits a land use
relationship prevalent in colonial days and is part of the village
preservation effort.
Permitted principal uses shall be as follows:
A. Bar, tavern and restaurant.
B. Grocery and general store.
F. Convenience store and food market with gasoline dispensing facilities.

H. For existing Lots 6.01 and 6.02 within Block 1102, upon which residential
structures are situated, the uses and standards applicable to the
R-1 Zone shall apply in addition to those set forth herein.

Permitted accessory uses shall be as follows:
D. Temporary construction equipment and structures shall
be permitted during the construction period beginning with the issuance
of a building permit and concluding with the issuance of a certificate
of occupancy or one year, whichever is less, provided that said equipment
and structures are situated on the same site where construction is
taking place.
Conditional uses shall be as follows:
A. Utility facilities needed to directly provide the
service of the utility to the consumer, such as pumping stations and
transformers, but excluding repair garages, offices, open storage
and work areas and similar commercial and industrial-oriented aspects
of a utility service.
B. Cannabis cultivators, manufacturers and wholesalers, as said terms are defined in the New Jersey Cannabis Regulatory, Enforcement Assistance and Marketplace Modernization Act and Chapter
87 of this Code, shall be permitted as conditional uses in accordance with §
130-48K.

The R-1, V, AG and C Districts within the Villages
of Crosswicks and Chesterfield are also designated as a Village Historic
Preservation District. The purpose is to give special recognition
to their unique characteristics as they reflect the 18th and 19th
century history, architecture, land use relationships and small village
way of life. This designation is an attempt to retain and preserve
structures and sites of historic significance whose age and character,
both individually and collectively, create the tone and character
of these villages. The regulations are intended to prevent any construction,
exterior alteration or demolition which would injure, depreciate or
conflict with the tone and character of the area and thereby safeguard
the heritage of the villages, conserve property values and foster
beauty. The regulations of the Village Historic Preservation District
are in addition to all other applicable requirements of this chapter.
In the Village Historic Preservation District, no building permit
or demolition permit shall be issued for the erection, reconstruction,
moving, exterior alteration, exterior remodeling, exterior restoration
or razing, in whole or in part, of any structure until the proposal
and the structure's architectural features have been reviewed and
commented upon by the Historic Society. The Construction Code Official
may issue a permit without referring the application to the Historic
Society for an alteration or restoration of an existing portion of
a structure, e.g., window, doorframe or steps.
