In R-1 Residence Districts, the following use
and area regulations shall apply.
A building may be erected or used and a lot
may be used or occupied for any of the following purposes and no other:
A. Permitted uses.

(1) Single-family detached dwelling.
(2) Municipal building or use.
B. Accessory use on the same lot with and customarily
incidental to any of the foregoing permitted uses. The term "accessory
use" shall not include a business but shall include:
(2) Professional office for a physician, lawyer, dentist,
architect, professional engineer or other such profession or studio
and/or rooms for home occupations, provided that such office, studio
or rooms for home occupations shall be located in a dwelling in which
the practitioner resides or in a separate building and no goods shall
be publicly displayed on the premises.
(3) Signs when erected and maintained in accordance with the provisions of Article
XVI of this chapter.
(4) The renting of not more than one room to one roomer,
as an accessory use.
Area regulations shall be as follows:
A. Lot area width. A lot area of not less than 7,200
square feet per family shall be provided for every building hereafter
erected or used in whole or in part as a dwelling. Each lot shall
have a frontage on at least one street of not less than 60 feet.
B. Building area. Not more than 30% of the area of each
lot may be occupied by buildings.
C. Front yard. There shall be a front yard on each street on which a lot abuts which shall be not less than 30 feet in depth, except as provided in §
130-85 hereof. The front yard on the long side of a corner lot may be reduced to a depth of not less than 20 feet.
D. Side yards. There shall be two side yards on each
lot which shall be not less than 20 feet in aggregate width, and neither
of which shall be less than eight feet in width.
E. Rear yard. There shall be a rear yard on each lot
which shall be not less than 25 feet in depth.
