Large-scale multiple-dwelling developments as
defined herein shall be allowed as special exceptions in an Agricultural-Residential
Use District in accordance with the following requirements.
Buildings and orientation of buildings in residential
building groups shall be so spaced as to ensure adequate light and
air exposure. To preserve visual and audible privacy between adjacent
buildings, they shall be no less than 50 feet distant from one another
and shall be so arranged that each shall be accessible by emergency
vehicles.
When any residential large-scale multiple-dwelling
development is permitted by the Zoning Board of Appeals as a special
use, it must be served with central water and central sewer facilities.
All water and sewage plants must be approved by the New York State
Department of Public Health and Department of Environmental Conservation.
Compliance with the yard, area and height restrictions
for the district in which it is located and off-street parking requirements
imposed by this chapter is required.
Compliance with the procedural requirements imposed by Article
X is required.
