As used in this chapter, the following terms shall
have the meanings indicated:
ADMINISTRATIVE OFFICER
The Administrative Officer duly designated by the Village of Johnson City, who shall be responsible as the agent of the Planning Board, the Board of Appeals or other designated Village body or official for the execution and/or enforcement of these Subdivision Regulations, Chapter
300, Zoning, and such other related ordinances as the Village Board may prescribe.

APPLICANT
One who proposes a subdivision in conformity with "subdivision"
or "subdivide" below.
APPLICATION
All the steps referred to in §
244-4 of this chapter whereby the subdivider gains acceptance of and approval of and becomes eligible for the legal recording of the proposed subdivision.
BOARD
The Planning Board of the Village of Johnson City.
BUILDING
Any structure upon a lot resting upon a support or foundation,
and shall include any structure other than a fence, sidewalk, driveway
or boundary wall.
COLLECTOR STREETS
All those streets which are designed and constructed to carry
traffic from the minor streets to the major arterial street and highway
system. This includes the principal entrance street to a residential
development and the streets used for principal internal circulation
within such developments.
LAND PARTITION
Any partition of land containing four or less lots, plots
or other divisions of land, each with existing municipal services
and required road frontage on an existing street. Any land partition,
repartitioned into a cumulative total of five or more lots within
a five-year period, shall be treated as a subdivision.

LOT
A parcel of land occupied or capable of being occupied by
one building and accessory building and/or uses, including such open
spaces as are required by this chapter.
LOT DEPTH
The mean horizontal distance between the front and rear lot
lines, measured in the general direction of its side lot lines.
LOT LINE ADJUSTMENT
Any adjustment of lot lines maintaining the existing number
of lots, plots or other divisions of land, each with existing municipal
services and required road frontage.

LOT WIDTH
The mean width measured at right angles to its depth.
MASTER PLAN
A comprehensive plan prepared by the Planning Board pursuant
to § 7-722 of the Village Law which indicates the general
locations recommended for the various functional classes of public
works, places and structures and for the general physical development
of the Village of Johnson City, and includes any unit or part of such
plan separately adopted and any amendment to such plan or parts thereof.
OFFICIAL MAP
The map established by the Village Board under § 7-724
of the Village Law showing streets, highways and parks theretofore
laid out, adopted and established by law and any amendments thereto
adopted by the Village Board or additions thereto resulting from approval
of subdivision plats by the Planning Board and the subsequent filing
of such approved plats.
PLAT
The final map, drawing or chart on which the subdivider's
plan of subdivision is presented to the Planning Board for approval,
and only after approval shall be submitted to the County Clerk for
recording.
PRELIMINARY LAYOUT
The preliminary drawings and accompanying information as described in §
244-4A below, indicating the proposed layout of the subdivision to be submitted to the Planning Board for its consideration.
STREET
A public or private way which affords the principal means
of access to abutting properties.
STREET WIDTH
That shortest distance measured between the lines delineating
the street right-of-way.
SUBDIVIDER
The developer or contractor who will subdivide, the owner
of the land to be subdivided or any authorized agent or developer,
contractor or owner.
SUBDIVISION or SUBDIVIDE
Any partition of land not classified as a land partition
or lot line adjustment, including, but not limited to, partitions
of land containing five or more lots, plots or other divisions of
land, and any partition or adjustment requiring any new street or
extension of municipal services. Any land partition, repartitioned
into a cumulative total of five or more lots within a five-year period,
shall be treated as a subdivision.

YARD, FRONT
An open unoccupied space on the same lot with the building,
between the front line of the building and the front line of the lot
and extending the full width of the lot
YARD, REAR
An open unoccupied space, except for accessory buildings,
on the same lot with the building, between the rear line of said building
and the rear lot line and extending the full width of the lot.
YARD, SIDE
An open unoccupied space on the same lot with the building
and the side lot line and extending from the front yard to the rear
yard. Any lot line not a rear or front line shall be deemed a side
lot line.
