From and after the passage of this article, it shall be unlawful to construct, reconstruct or alter any building within the limits of the Township of Adams, unless the rules, regulations and requirements of this article have been complied with.
A. 
Any individual, person, firm or corporation desiring to erect, construction or reconstruct any building or buildings within the limits of the Township shall furnish the Township Secretary two full and complete sets of drawings and specifications, together with the plot plan of the same, which shall remain the property of the Township. Said plans and specifications shall sufficiently show the character and extent thereof and the purpose of the builder to comply with the terms of all ordinances and the Act of the Assembly. No permit to erect, construct, reconstruct or alter any building shall be granted unless said plans, specifications and plot plan are in conformity with such ordinances and Acts of Assembly.
B. 
No permit shall be issued until evidence is supplied that the property is serviced by a community sewage system or a permit for the operation of an individual sewage system for said property has been obtained and a final approval for well operation upon the property has been obtained pursuant to Chapter 186, Water.

The applicant for a building permit shall be accompanied by a fee payable to the municipality in accordance with a schedule of fees established from time to time by resolution of the governing body of Adams Township.
