The R-1 Suburban Residential District is established
to provide for the development and maintenance of single-family residential
neighborhoods together with activities that are compatible and normally
associated with residential neighborhoods.
A. Use permitted by right.
(1) Single-family detached dwelling.
(4) Public parks and playgrounds.
(5) Municipal building and facilities/fire station.
B. Conditional use.
(2) Group residential facility.
(3) Planned unit residential.
(5) Noncommercial animal keeping.
(6) Cellular communication antennas in accordance with §
200-53.
D. Accessory use.
(2) Home gardening, including temporary roadside sales.
(5) Other uses customary to principal use.
The following conditional uses may be authorized
by the Township Supervisors pursuant to the standards and criteria
specified herewith:
A. Day care (family), subject to the standards and criteria of Article
VI, §
200-14A of this chapter.
B. Group residential facility, subject to the standards and criteria of Article
VI, §
200-14C of this chapter.
C. Planned unit residential, subject to the standards and criteria of Article
VI, §
200-14D of this chapter.
D. Multifamily dwellings; to include apartments, garden
apartments or row houses (townhouses).
(1) Minimum lot size for a multifamily dwelling structure
in the R-1 District shall be two acres for the first dwelling unit
and 15,000 square feet for each additional unit. Single or joint ownership
of multidwelling structures may be permitted.
(2) The following design standards shall apply:
(a)
No row house (townhouse) or apartment shall
exceed two stories in height.
(b)
No row house (townhouse) structure shall contain
more than four dwelling units.
(c)
No row house (townhouse) structure shall be
more than 120 feet in length.
(d)
No apartment structure shall be more than 80
feet in length.
(e)
At least two off-street parking spaces shall
be provided for each dwelling unit and such space shall be within
150 feet of any commonly used entranceway for such dwelling units.
(f)
Buildings shall be so designed as to avoid monotonous
patterns of construction, or repetitive spaces or modules between
buildings.
(g)
No structure shall be erected within 25 feet
of another structure.
(3) The developer shall provide an approved (PA-DEP) sanitary
sewage disposal system of sufficient size and design to adequately
serve the maximum designed capacity of the proposed residential units
in the development in lieu of connection to an approved municipal
sewage system.
(4) An approved municipal water system shall be provided
to serve the maximum designed capacity of the proposed residential
units.
(5) All multifamily dwelling unit development shall be
subject to preliminary site plan review and approval in accordance
with the following application requirements.
(a)
Overall development plans showing:
[1]
Kind, location, occupancy capacity of structures
and uses;
[2]
General floor plan of building;
[3]
Location and identification of open space, streets
and all other means for pedestrian and vehicular circulation, parks,
recreational areas and other nonbuilding sites;
[4]
Provisions for automobile parking and loading;
[6]
General location and nature of public and private
utilities and community facilities and services.
E. Noncommercial farm animal keeping.
(1) Farm animals may be raised and cared for in R-1 Districts,
provided that the property contains a minimum of two contiguous acres
of land in conjunction with the primary residence of the animal owner.
There shall be a maximum of four animals per qualified residential
site.
(2) Animals may be kept only for noncommercial purposes
for recreation and/or food production of the resident family.
(3) General regulations that apply to farm operations
in the A-1 District shall apply to all activities in conjunction with
animal keeping.
F. Cellular communication antennas in accordance with §
200-53.
The following special exceptions may be authorized
the Zoning Hearing Board, pursuant to the standards and criteria specified
herewith:
A. Church, school.
(1) Structural conditions, sanitation, entrances and exits,
fire control and other appropriate elements must be certified for
compliance with applicable local, state and federal requirements.
(2) Structures shall be compatible with the residential
character of the vicinity in which they will be located.
(3) All structures shall be situated on the site in such a manner that they meet the minimum area and yard requirements specified in §
200-20.
(4) Ingress and egress for all site access and off-street
parking shall be situated in a manner to minimize interference with
through traffic movements on adjacent street rights-of-way.
B. Home occupation, subject to the standards and criteria of Article
VI, §
200-15A of this chapter.
C. Conversion Apartment, subject to the standards and criteria of Article
VI, §
200-15E of this chapter.
The following requirements shall apply in the
R-1 Suburban Residential Districts.
