This district is intended for application to open rural areas when public water and sewer facilities are not yet provided. These regulations are to foster a single-family home environment on relatively large lots; to prohibit uses of a commercial or industrial nature and to encourage the continuation of agricultural activities.

Area and dimensional requirements shall be as follows:
A. 
Required lot area:

(1) 
When served by public sanitary sewers the lot area shall be not less than 30,000 square feet.
(2) 
When not served by public sanitary sewers the lot area shall not be less than 50,000 square feet.
B. 
All lots shall be large enough to support two septic drainfields. Subdivision of lots where septic systems are required will require two approved septic test sites so that a replacement may be installed if one drainfield fails. No building or structure shall be placed in the replacement drainfield area.
C. 
Maximum building coverage: 30%.
D. 
Minimum yard requirements:
(1) 
Front yard depth: 35 feet.
(2) 
Side yard depth (combined): 30 feet (minimum 12 feet).
(3) 
Rear yard depth: 35 feet.
E. 
Building height limit: 35 feet.
F. 
Minimum lot width:

Off-street parking shall be provided as required in Article VI, Off-Street Parking, and Article III, General Regulations, of this chapter.
