This district is intended to provide for the development of those types of uses compatible with and providing for the everyday services to the immediate neighborhood.
Permitted uses shall be as follows:

Area and dimensional requirements shall be as follows:

Required lot area: no minimum.

Maximum building coverage: 50%

Minimum yard requirements:
(1) 
Front yard depth: 30 feet.
(2) 
Side yard depth, each: 10 feet. When mutual agreement is provided, in writing, by the adjoining property owners, no side yard shall be required where two or more commercial uses adjoin side to side; however, in no case shall common walls be permitted between properties of separate ownership. In the case of a series of adjoining structures abutting and paralleling a public right-of-way, an open and unobstructed passage of at least 20 feet in width shall be provided at grade level at intervals of not more than 400 feet apart.
(3) 
Rear yard depth: 10 feet.

Building height limit: 35 square feet.
E. 
Minimum lot width: no minimum.
Off-street parking and loading space and motor vehicle access shall be provided in accordance with the provisions of Article VI, Off-Street Parking, and Article III, General Regulations, of this chapter.

Where a commercial use adjoins a residential district (R-1, R-U and A-R), the Board of Supervisors reserves the right to require the installation of a buffer yard of at least eight feet in depth, which may be part of the required setback, and/or screen planting. Buffer yards shall be planted and maintained in accordance with Article III, § 215-16 of the codification of ordinances, and screen planting shall be provided in accordance with Article III, § 215-17 of the codification of ordinances.
No less than 10% of the lot area shall be covered with vegetative material.
