The purpose of this chapter is to limit and restrict
to specified districts and regulate therein buildings and structures
according to their construction and the nature and the extent of the
uses of land, including the regulation and restriction of the height,
number of stories and sizes of buildings and other structures, the
percentage of lot that may be occupied, the sizes of yards, courts
and other open spaces, the density of population and the location
and use and extent of use of buildings and structures and land for
trade, industry, residence and other purposes within the delegated
powers provided in N.J.S.A. 40:55D-1 et seq., the Municipal Land Use
Law, its amendments and supplements thereto, and specifically, but
not by limitation, to lessen congestion in the streets; secure safety
from fire, panic and other dangers; promote health, morals and general
welfare; provide adequate light and air; prevent the overcrowding
of land or buildings; avoid undue concentration of population and
prevent damage to the physical environment; and to confirm the right
to farm land in the Township, recognizing that any burden to surrounding
properties from farming operations is more than offset by the benefits
from farming to the Township, county and state.
