In expansion of the declaration of legislation of intent contained in §
250-3 of this chapter and in the community development objectives contained in §
250-5 of this chapter, it is hereby declared to be the intent of this article with respect to R-2 Residential Districts to establish reasonable standards of performance and promote the desirable benefits which single-family detached residential uses have throughout the community. Furthermore, it is the intent of this article to encourage the interdependency of higher-density single-family detached dwellings with the provision of essential public sewer and water facilities.

In an R-2 Residential District a building may
be erected, altered or used and a lot may be used or occupied for
any of the following uses and no other:
A. Single-family detached dwellings.
B. Cluster development, subject to the provisions of Article
X of this chapter.
C. Any of the following uses when authorized as a special exception: Those uses described in §
250-49E of this chapter.
D. Accessory uses on the same lot with and customarily
incidental to any permitted use.

The following area, width and yard regulations
shall apply in the R-2 Residential District:
A. Lot area. A lot area of not less than X thousand square
feet per dwelling unit shall be provided for residential uses within
the R-2 Residential District, according to the following table:

B. Width and yard regulations. The following table shall
be used to determine the required width and yard regulations for all
residential lots within the R-2 Residential District:

(1) A width of not less than "a" feet measured at the front yard building
line.
(2) A front yard depth of not less than "b" feet measured from the ultimate
right-of-way line.
(3) A side yard width of not less than "c" feet measured from the property
line.
(4) A rear yard of not less than "d" feet, except that an accessory use
structure may be erected within the rear yard not closer than 20 feet
the rear property line.
C. For any nonresidential use permitted in the R-2 District
by special exception, a minimum of two acres shall be required.
D. Calculation of developable area. Developable area
of any lot shall be calculated using developable area calculations
as defined herein.

E. Impervious coverage. The following table shall be used to determine
the maximum impervious coverage permitted per lot:
