No permit shall hereafter be issued for the erection or alteration of a residence building unless the arrangement of the building on the lot makes ample provisions for either a garage, a prospective garage or a parking space with necessary driveway adequate in size and width.
No accessory building shall be placed nearer than five feet to a rear or side lot line. No accessory building or buildings located in the rear yard shall occupy an area greater than 30% of the area of the rear yard.
No accessory building shall be located within 10 feet of a rear or side lot line when such line forms part of the front half of the side line of an adjacent lot or the front quarter of the side line of an adjacent through lot.
In the case of an interior lot, no accessory building shall be erected or altered so as to encroach upon that half of the lot depth nearest the street.
In the case of a through lot, no accessory building shall be erected or altered so as to encroach upon that fourth of the lot depth nearest each and every street.
In the case of a corner lot fronting upon two streets, no accessory building shall be erected or altered so as to encroach upon the area between each respective street and a line drawn parallel to each such street in a manner to divide the lot into two equal parts.
In the case of a corner lot fronting upon three or more streets, no accessory building shall be erected or altered so as to encroach upon that fourth of the lot depth nearest each and every street.
In no case shall an accessory building project beyond the setback line controlling the adjoining main buildings on the same side of the street within the block.
Notwithstanding any requirement in this article, the foregoing rules shall not prohibit any accessory building 70 feet or more from any street line bounding the block.[1]

An accessory building in a residential district shall not exceed a height of 16 feet.
The limitations imposed by this article upon the location of an accessory building shall be waived when the accessory building is incorporated as an integral part of the building to which it is accessory.
